Seven documented stages
A clear path—not a vague promise.
Each deal follows its written agreement and local closing requirements, but this is the sequence most sellers should expect.

Share the parcel
Contact us with the address or parcel number and anything you know about access, utilities, taxes, association dues, surveys, or title issues.

Underwriting and due diligence
We review comparable sales, access, zoning and future land use, utilities, flood or wetland indicators, parcel shape, taxes, and buyer demand.

Offer conversation
If the property fits, we explain the proposed price, due-diligence period, and target closing. There is no obligation to accept, and Clear View covers standard closing costs.
- 04
Purchase agreement
The property, parties, price, contingencies, timing, and our responsibility for standard closing costs go into a written agreement for you to read and consider.
- 05
Open title and escrow
The signed agreement is sent to the title company or closing attorney. Any earnest money required by the agreement is deposited, and the closing office begins its file.
- 06
Clear title and finish verification
The closing professional checks ownership, liens, taxes, probate, and other title matters while Clear View finishes the property review.
- 07
Sign, record, and get paid
The closing professional coordinates documents and funding, records the deed, and releases seller proceeds according to the final settlement statement.
What title does
An independent closing process.
The title company or closing attorney examines ownership records, checks for liens and other title issues, prepares transfer documents, holds transaction funds as applicable, and coordinates recording and disbursement.
Every transaction is different. Timing depends on title condition, required signatures, local recording requirements, and the terms of the written agreement.
