Step 1: Property review
The process begins with the address or parcel number. A land buyer reviews recent comparable sales, access, zoning, parcel dimensions, utilities, flood and environmental conditions, title information, and demand from builders or end buyers.
This research matters because two lots in the same ZIP code can have very different uses and values.
Step 2: Offer and written terms
If the property fits, the buyer discusses a price and proposed timeline with you. There is no obligation to accept a Clear View offer. If both sides agree, the terms are placed in a written purchase agreement for review and signature.

Step 3: Open title and escrow
After the agreement is signed, it is delivered to the title company or closing attorney. The closing office opens its file, receives any earnest-money deposit required by the contract, and may ask the seller to complete an information form so title work can begin.
Step 4: Title and buyer due diligence
The closing professional researches ownership and looks for mortgages, liens, unpaid taxes, probate issues, or other requirements. During the agreed due-diligence period, the buyer verifies the property details and whether the agreement can move toward closing.
Step 5: Closing and payment
Once the requirements are satisfied, the title company or attorney prepares the deed, settlement statement, and other closing documents. After signed documents and funds are received, the deed is recorded and the seller is paid according to the final settlement statement.
Timelines vary with title condition, local requirements, and the written agreement. A clean-title transaction can often move much faster than one involving missing heirs, liens, or probate.
